Acquisition of 401/403 Hilcrest Drive (Fireworks Hill)

CRPD Has a New Home!
CRPD has a history of being a tenant and investing in the Hillcrest property. The District was a tenant of the City's when the buildings (401 and 403 Hillcrest Drive) first opened in 1973, and we remained a tenant until 1986, when both the City and the District vacated the property due to space constraints and asbestos remediation work. In the Fall of 2002, the District reoccupied the building via a 25-year term license agreement with the City.
Knowing that the license agreement was nearing its end, the District entered into discussions with City staff about the possibility of acquiring 401 and 403 W. Hillcrest and the surrounding land in the Spring of 2025.
In January 2026, the CRPD Board of Directors approved the Purchase and Sale Agreement with the City, acquiring the 61-acre property for $30.4M, effective July 2026.

In the coming months, CRPD staff will review the property's needs and opportunities, including existing deficiencies and maintenance items, as well as community access and use. CRPD will also engage the community through various forms of outreach, such as surveys, workshops, and public meetings.
